ASSESSING STATISTICAL UPDATE SCHEDULED FOR 2023

State Law (RSA 75:8-a) requires that cities and towns conduct a full value property reassessment at least every five years. Since the last revaluation took place in 2018, Chichester's Assessing Contractor - Avitar Associates will be conducting a full value property reassessment in 2023. This is done so that property assessed values will reflect statewide current market values. As the real estate market fluctuates – up and down – our assessments may be out of sync with current market values. State law requires assessments between 90% and 110% of current market values when conducting a revaluation or update. Our 2022 assessment ratio is 65.5% of the current market value. 

Residents will be receiving letters in the coming days from Avitar Associates. Please review these letters as they will have the new property assessment values as well as contain instructions on how to view your property tax cards online. Finally there will also be contact information for residents to schedule a time to sit with the assessor at Town Hall if your have questions regarding the new assessed value for your properties.

On a final note it is important to know that when revaluations are done and new property assessment values are completed that does not mean property taxes are going to increase the same amount. For example if property assessments values increase by 35% that does not mean the tax rate is increasing by 35%. In theory, if property assessment values increase by 35% the tax rate should decrease by 35%.
