Under the Chichester Building Ordinance, there are several circumstances where a building will expire:
1. If construction has not begun in six months from the date of issue of the permit.
Beginning construction is considered to be building the foundation, etc. Site work, such as excavating for a foundation, installing a well, septic system or driveway does not meet the requirement.
2. If construction is suspended or abandoned for a period of 180 days after work starts.
3. If the exterior frame of the structure has not been completed, or if a commercial grade of siding and roofing has not been applied to the structure within 18 months.
I am allowed to grant a one time, 90 day extension to conditions 1 & 2, but it must be requested in writing.
Also, if you had a permit for a house and garage, built the house but not the garage, and were issued an Occupancy Permit, that permit is closed, and building the garage will require a new permit.
I am presently trying to close out permits that were issued in 2008, so I will be contacting permit holders to see if their projects are completed.
